Due to the growth of a Nottingham Based Business Centre, we are recruiting for an experienced Business Centre Manager. The Business Centre currently contains approximately 60 offices ranging in size from 2 to 20 workstations. Conference and meeting facilities are available to the occupiers of the Business Centre and external clients.The Business Centre Manager will be client facing and have overall responsibility for management of the Business Centre. High level client service and client satisfaction is the main focus of the role, helping to meet the expectations and requirements of both the clients and the Board of Directors. You will play a key role in influencing the strategic direction of the business including developing new business - proactively seeking out additional revenue streams and routes to market to ensure our office spaces are achieving the maximum return. You will implement company policy at operational level to achieve and maintain high standards at all times as well as promoting a good team work environment to ensure the Centre team are motivated and staff retention is high.Your key responsibilities will include:

- Day to Day duties of this role include the management of the Centre and its occupiers, providing a professional and courteous service to people at all levels, both over the phone and face to face. You will deal with client enquiries as well as carry out office viewings for potential clients showcasing the features and benefits of the building and following-up to secure new clients.
- Organising Licence Agreements for incoming clients and accommodating them within the Business Centre including if required:

- Provision of furniture - Provision of relevant company signage - Carrying out regular checks on client accommodation in line with requirements of the licence agreeement

- Assisting with dilapidation surveys on client exit to include procurement and management of any necessary cleaning and remedial works.
- Front of house duties will include greeting visitors entering the Centre and directing them to the correct destination, ensuring that any visitors to the site sign-in correctly, in accordance with company health and safety requirements. You will also be responsible for creating, maintaining and updating client newsletters and website blog with relevant content.
- Supervision and Management of reception and administration staff within the Centre understanding their roles sufficiently to be able to provide cover of their duties if they are absent from work.

Maintenance and Operation of the Centre.

- Be accountable for the aesthetics of the Centre ensuring a high visual standard is achieved. The Centre's appearance and cleanliness supports a professional impression to clients and colleagues alike.
- Ensure that all Health & Safety procedures and checks are adhered to such as, but not limited to, Business Centre Fire Risk assessment, Emergency Light Tests, Legionella Water Tests, PAT testing, identification of slip, trip and fall hazards etc. Manage contractors to ensure work is carried out correctly and to a high standard in accordance with Health & Safety regulations.
- On site management of maintenance and cleaning contracts ensuring they are in line with current regulations and guidelines.
- Organisation of the waste management contract including management of all on-site waste disposal
- Arrange Servicing of Boiler and Air Conditioning

Financial Management

- Maintain the profitability of the Business Centre, increase occupancy and manage costs in line with Business Centre budgets.
- Implementation of all finance procedures , ensure accurate billing for Licence Fees and Services, and ensure all monies owed are paid on a timely basis.


- Manage the Phone requirements of the clients
- Operation, maintenance and management of the Centre's Broadband Internet Network to include new client installations in conjunction with the 3rd party Contractor

Sales & Marketing

- Work with Directors to compile and implement a sales and marketing strategy

Reporting Responsibilities

- Weekly meetings with the Directors to report on occupancy levels and achievement of KPIs

General Responsibilities

- Understand and comply with all relevant company rules, agreements, policies and procedures.
- Conduct yourself, at all times, in a professional and responsible manner, promoting a good and proper image of the company.

The Candidate - Attributes & Experience

- It is essential that the candidate has serviced office experience or worked within the commercial property sector
- You will have a proven track record of excellent customer service, sales and negotiating skills

Hours of work are Monday to Friday 8.30am to 5pm,
